Fund Overview
The Fund aims to provide investors with regular cash distributions and capital growth by investing in and actively managing a diversified portfolio of high-quality Australian hotels and alternative use real estate assets.
The Fund's investment strategy is to:
- Invest in high-quality community hotels - acquire venues in well-established locations with easy access and high passing traffic, underpinned by sustainable cashflows with opportunities to add value
- Actively manage the portfolio - by constantly assessing the portfolio and targeting investment opportunities that deliver positive risk-adjusted value to the Fund
- Leverage MA Hotel Management expertise - to improve the performance and value of hotel assets.

Fund Facts
To provide investors with regular cash distributions and capital growth over the investment term by investing in and actively managing a diversified portfolio of high-quality hotels and alternative use real estate opportunities with the potential for refurbishment or redevelopment to increase land utilisation.
MA Hotel Management Pty Ltd
A DRP is available and provides Unitholders with the option of automatically reinvesting their distributions in additional Units of the Fund.

2. Subject to declaration from the Responsible Entity.
3. Withdrawal requests are subject to the Product Disclosure Statement and may be delayed or suspended in accordance with the procedures set out in the Product Disclosure Statement and the Fund Constitution. Note that up to 12 months is allowed under the constitution to satisfy withdrawal requests. Refer to the Product Disclosure Statement for details on withdrawals from the Fund. Before making an investment decision, always read and understand the Product Disclosure Statement and all other relevant or updated information regarding the Fund. The Responsible Entity will provide liquidity initially on a quarterly basis through a Liquidity Facility (Liquidity Facility) on each ‘closing date’ commencing at the quarter ending 30 June 2022. The Liquidity Facility is limited to 2.5% of the Fund’s Directors’ NAV as at each relevant quarter end. Refer to the Product Disclosure Statement for further details on the Liquidity Facility.
4. Unit price is as at 1 June 2023 for applications accepted in the month of May 2023.
5. Withdrawal price is as at 31 March 2023 for redemptions included in the December quarter-end liquidity facility. The withdrawal price is inclusive of a 2.5% discount. Refer to the PDS for further details.

Design and Distribution Obligation
Issuers and distributors of financial products must comply with the Design and Distribution Obligations (DDO) from 5 October 2021.
